DRAC was appointed by the University of South Wales to carry out a Condition Survey of the building to supplement a proposed lease for a 4-year period.

The survey was carried out on a non-intrusive basis, but in the initial stages a recommendation was made to employ a specialist refrigeration company to carry out running tests.This proved invaluable in the lease negotiation resulting in the Client signing favourable terms, particularly with respect to the end of term responsibilities.

International Baccalaureate (IB) Cardiff

We were was commissioned to carry out a condition survey the existing MEP installations and produce a report to both inform and challenge the Landlord produced report at the completion of the lease term at Cardiff Gate Business Park.

We were retained to carry out a similar exercise for the proposed new offices at Sterling House at Cardiff Gate.

We were was commissioned to carry out a condition survey of the MEP services installations, which despite being relatively newly installed, they were not performing as expected.Design and installation issues were identified, and the original design team and contractors were tasked with the remedial work.

We were retained to oversee the work and resulting in a much improved and efficient system.

Ladywell House Newtown

Commissioned by the Welsh Assembly Government in carrying out a Condition Survey of the Mechanical and electrical services installed within the building.

A major part of the process was identifying items of non-compliance and areas of staff and public risk, where minor works were negotiated in updating the installations.Examples of the upgrading works included the introduction of legionella monitoring, modifications to the hot water production facilities and more formal recording of emergency lighting and fire alarm maintenance procedures.
